Description | Holt's Yard, 115c Westgate. Building range with c.1700 origins. 115c Westgate was the subject of a planning application in 1999 (possibly for 'Refurbishment of building to form two flats'. Wakefield council planning reference number 99/99/27767/C). Peter Thornborrow's provided the consultation response. Thornborrow made the following description: The building (a range attached at right angles to the rear of 115 Westgate) is constructed of a purple/brown hand made brick probably of 18th century date. It interior however suggests a Queen Anne building built c.1700. It retains a number of three light Yorkshire sashed windows which have fine ogee moulded glazing bars to their small panes. The ground floor rooms are largely covered over, the ceilings under drawn, ceiling beams boxed in and wall clad. An original door provides access to the first floor. The southern room has two original two panelled doors, one at the top of the stairs and one over the stair head leading to a closet. The walls of this room, have a similar panelled dado and an original fireplace survives. The south gable has a large original sash window frame with a 19th century replacement sash. Such original Queen Anne period features rarely survive. Their quality is masked by their dilapidated condition. The rear range is of particular merit retaining rare original features of c.1700. With regards to the development, Thornborrow recommended that the building be subject to a pre determination evaluation suggesting that the building is probably listable in its own right. As such, Thornborrow considered the proposal to demolish and refurbish parts of the building to be unacceptable. Any future development should have the aim of stabilising and restoring this building (Thornborrow, P.H. (WYAS). 1999). WYAAS archives also holds a plan of the property which may have been provided by the developer (Anon. c.1999). |
