The barn at Den Farm was the subject of a planning application in 2003 for 'Conversion of redundant store to dwelling' (Calderdale Metropolitan Borough Council planning reference number 03/01936/REN). Douglas Moir (Senior Archaeologist WYAS) provided the consultation response. Moir did not object to the principles of the application but was concerned about the retention of the barn doors and considered a photographic record was appropriate prior to development (Moir, D (WYAS). 2003. The plans depict a three bay barn attached to the western end of Den Farm probably as an extension (the plans describe a break). Attached to the east of the barn is a single storey extension with mono pitch roof. To the rear (north) is a single storey outshut which runs the length of the elevation. The roof at this side is cat slide. The barn is probably built of coursed stone with heavier stone forming lintels etc.
On the south elevation, from west to east, is a pedestrian door in the first bay. This is situated against the gable wall and has a single light window immediately adjacent. The door joins a through passage meeting another door on the opposing elevation. Above the window at first floor level is a small window. The arched wagon entrance, with segmented voussoirs occupies the middle bay. Above this is a single light window at first floor level. It is unclear if this entrance originally had an opposing entrance on the north elevation, the area is covered by the outshut. The right elevation is partial covered by a domestic porch which hides a ground floor single light window and a pedestrian door.
The interior ground floor shows signs of modernisation. The cross passage provides access to the western gable extension, the main barn space and the rear outshut. The central space is open. The eastern side has been subdivided into utility rooms, the northern room is heated. The loft space, lit by roof light windows appears to form a single open space. According to the plans, the roof is supported on king post joists.
'Dean' (Farm) is depicted and named on mid 19th century mapping in this location (OS 6' 1st edition. c.1848. Sheet 229). The 19th century building footprint appears extent on modern mapping but with additions. Moir described the barn as 19th century.
